An RTU is more than a box on the roof.

The unit has to heat, cool and move the right amount of air—but it also has to work with the building below it.

Roof curbs, duct openings, gas and electrical service, controls, economizers, drainage and access can all affect the repair or replacement. We look at those conditions before we recommend the next step.

A practical answer starts with the condition of the unit.

A failed part does not automatically mean the entire rooftop unit needs replacement. Age alone does not tell the whole story either. We consider the failure, overall condition, repair history, parts availability and how the equipment serves the space.

    Match capacity and application requirements to an available replacement unit.

    Plan equipment, curb adapters, transitions, lifting, shutdowns and site access.

    Remove the old equipment, set the new unit and complete the required connections.

    Run the equipment, verify operation and address the project closeout items.

Do you service commercial rooftop HVAC units?+

Yes. EMH Mechanical diagnoses and repairs packaged rooftop units used for commercial heating, cooling and ventilation. We work on many common equipment brands and system configurations.

What problems do you repair on rooftop units?+

Common calls include no heat, no cooling, poor airflow, tripped safeties, failed motors, worn belts, ignition problems, electrical failures, control issues, drainage problems and economizer faults. The actual repair is based on testing at the equipment.

Can EMH Mechanical replace an existing RTU?+

Yes. We replace commercial rooftop units and review the existing curb, duct openings, gas, electrical, controls, roof access and lifting requirements before the final scope is prepared.

Can an existing roof curb be reused?+

Sometimes. The replacement unit, curb dimensions, supply and return openings, curb condition and roof setup all have to be reviewed. A curb adapter or other modifications may be required when the new unit does not match the existing curb.

Do you repair economizers and rooftop controls?+

Yes. We diagnose many common economizer, sensor, actuator, thermostat, control-module, relay and variable-frequency-drive problems. Parts availability and compatibility depend on the equipment and control system in place.

Do you offer rooftop unit maintenance?+

Yes. Commercial maintenance can include filters, belts, blowers, coils, drains, electrical components, heating, cooling and control operation. The visit frequency and exact scope are based on the building and equipment.

Can you work around an occupied business?+

Yes. We discuss roof access, interior access, shutdowns, occupied areas and the expected work before the job starts. Some repairs or replacements may still require a planned interruption.

Where do you provide commercial RTU service?+

Our primary commercial service territory covers Northern Oakland County, Northern Macomb County, St. Clair County, Genesee County and Lapeer County. Contact us with the building address if the property is near the edge of that area.
